We have clients from all around the world visit us at Charlottesville Real Estate Solutions and this week we have visitors from Germany.
It is always a pleasure to show Charlottesville Real Estate and certainly is wonderful to share it with people from other countries.

Now Germany certainly has some wonderful homes and in most cases we can offer a Solution. But on occasion there are a few places that are just to extravagant to compete with (see Castle photo).

As always it will be a pleasure to show off the Charlottesville area.

We have detailed search capability and since I created and design all my own sites, I have the flexibility to add new features all the time.

Yesterday I received a call from someone I had never talked to before. He was very kind to point out that I had a problem on my site. He went on to tell me he was in sales and found this one of the most useful sites in the Charlottesville Real Estate area.

Well, I thanked him and actually had the problem resolved that evening.

Occasionally I get a call to see if I can add a new feature. I love these calls as it gives me a challenge.

Discussing the walk-though with Charlottesville Real Estate Solutions

An important part of the process of buying a home is the walk though (just before closing).

When we do a walk-though there are a few things we want to focus on:

1. Are all the repairs completed and documented?
2. Is the home in "Broom Swept" condition? (a term used in Virginia)
3. Is the home in the same condition as when we wrote the offer?
4. Did the sellers do any damage when moving out?

Sometimes this is a lot simpler said than done.

I took this photo last year and it reminded me that we never really know what is "around the next bend".
With our new business things are very exciting. We have new people working with us, we have added new software to our arsenal of Real Estate tools and are looking forward to a prosperous 2011.
Dealing with a few family issues reminds me that "Life certainly does have its twists and turns".

There is nothing more intimidating that being a first time home buyer.

Sure there is a lot of information available but a FTHB needs much more complete information and explanation regarding the process and what steps to take. We love working with FTHB’s.
We understand that you do not go thru the process of buying a home everyday, but remember we do!

Make it WIN-WIN

I recently had another closing and a problem came up…

Our contract had some personal items (furniture) in it. Now the lender required that we pull the personal items out of the contract and put them on an “Agreement for the sale of Personal Property”.

When we did the final walk through the “bed” that was mentioned was in the home, but the mattress was not.

The SELLER “legitimately” thought that it was a bed without the mattress.

The BUYER “legitimately” thought that it was a bed with the mattress.

Our Buyer had movers coming and was under a lot of pressure. She was staying in the home and needed a place to sleep!

I told my Buyers not to worry that I would be sure there was a new mattress for them!

I quickly got my assistant to search the area for a Queen Size Mattress to be delivered that day!

(Worse case scenario, I would pick it up in my own truck)

Well we did find a mattress and they did deliver it. Sure it cost me a few dollars, but this was a case where (as an agent) I needed to step in and make all parties happy.

All is good in Charlottesville!

Walking around the Charlottesville area…

 

Stunning weather this morning in Charlottesville and my wife and I enjoy the morning over a cup of coffee and then we are off for a nice walk together.

Taking time with the family is always a good thing and throwing a little exercise into the mix makes it all the better!

In the middle of a couple offers and new clients to work with.
